Important documents you should possess as a managed farm owner

Registered Sale Deed:
The most critical document. It must be registered at the Sub-Registrar's office. Without this, you do not legally own the land, regardless of how much you paid. -
Mother Deed:
A chain of previous sale deeds tracing the ownership back at least 30–40 years. This proves the person/entity who sold it to you had a "clear title." -
Mutation Extract (e.g., RTC/Pahani/7-12 Utara):
Once the sale is registered, you must ensure your name is updated in the government revenue records. This document (called different things in different states, like RTC in Karnataka or 7/12 in Maharashtra) is the "live" proof of ownership. -
Encumbrance Certificate (EC):
Get an EC for the last 15–30 years. It proves the land is free from any existing mortgages or legal disputes. -
Survey Sketch (11E Sketch/Akarband):
An official government-certified map showing the exact boundaries of your specific plot within the larger farm.
